Do I Need a Land Survey for My New Fence?

While a survey is a great tool for your own purposes, it can also be a benefit in fence installation and neighbor relations.  Most times, a survery is not needed, but there are situations when it may be required.

We get this question often in fence design, planning and installation. A recent survery of your property is the gold standard for fence installation.  But, there are cases when it is not needed, and also a situation when it is absolutely necessary.

In short, you most often do not need a survey if...​

  • You are replacing an exisiting fence line and boundary well established with your neighbors

  • You have exsitng "pins" detailing property lines

  • You can determine the distance of your property line based on your home plot and plan

You will need a survey when...​

  • You suspect your property lines are different than what is perceived by plantings or stone walls

  • You neighbor does not know where the property line is or you can not agree on the same

  • You suspect that your neighbor's fence may be over the property line

​

A reputable fence contractor would suggest you install your fence just a few inches to the inside of the property lines to maximize access to your land and establish a hard boundary to prevent encroachment. â€‹

YOU ARE GOOD TO GO WHEN...
Replacing an
Exsitng Line

An established fence line on your property is usually a good indicator that such is on or near the property line. If your neighbor has not hinted that their may be a problem with the current fence line and its replacement, there is rarely an issue. If there is some conern, then read on...

YOU ARE GOOD TO GO PER...
Existing Property Pins

It may take some digging, but it is common to find old property pins if you know where to look. They may be covered with leaves or as far out as your curb line, but if you can find them, they are an excellent indication of exsting property lines and thus fence lines. 

YOU ARE GOOD TO GO WITH...
A Recent Home Plot or Plan in Hand

The distance from your home's foundation to property lines can be found on home plots or plans. These measurements are in linear feet which is a great help to determine where property lines lie. If you can clearly see these in writing and your home plot is fairly recent, there is less need to get a survey. 

YOU NEED A SURVEY WHEN.....
There Are Questions or Disagreement

When none of the above are options and there is some back and forth with your neighbor(s), then getting a survey is best. The surveryor will clearly mark the lines with pins and stakes. As this will also be seen by your neighbor(s), it tends to help in the process and resolve concerns or disputes. Getting a survey is also smart for you to claim all the land you own.
